Responsibilities of the Board of Directors
As volunteer unpaid members of the board of directors, we are the community elected representatives that manage the affairs of the Association. The official duties of the association are the following:
- maintain the common property of the association, which consists of the front entrance, the sidewalks and median along the Gatling Pointe Parkway, the park by the bench at the end of the divided Parkway, and the lamp posts and the areas around the lamp posts
- establish and collect annual dues and assessments (if any)
- maintain the Architectural Review Board, whose purpose is to evaluate all exterior property modifications
- enforce the general property covenants and by-laws
- keep complete records of all actions and corporate affairs
- provide insurance coverage on common property and for directors
- manage any employee of the association (primarily our association manager)
- establish penalties and suspend voting rights for those residents in violation of the published rules and regulations or delinquent in paying their dues or assessments
- foreclose the lien against any property for which dues, assessments, or fines are not paid
